Welcome to Murphy Creek Metropolitan District 3!  
 
We are a master planned community located on the Eastern Plains of Aurora, Colorado.  Our metro district currently has 1235 homes, many with beautiful views of the city-owned Murphy Creek golf course. 
 
In early February, Murphy Creek, LLC, the developers of Murphy Creek, sent a letter and email to District 3 residents entitled, "Responding to District Dialogues".  That letter and its inaccuracies and misdirections resulted in some confusion for homeowners.  District 3 has sent to homeowners a District Dialogue entitled, "Setting the Record Straight", and that publication addresses inaccuracies and misdirections from the developers' letter.  Please take a few minutes to read "Setting the Record Straight", which is posted below under District Dialogues.

2023 Murphy Creek Fee Guide

Murphy Creek is governed by four organizations:  Metro District #3, Master HOA, The Parkways, and The Townhomes.

2023 Draft Budget

The District 3 Board will be conducting its next regular meeting on Wednesday, November 16, 2022 at the clubhouse starting at 6:00 p.m. Please feel free to join us. 
 
The primary focus of this meeting will be adoption of the 2023 Fiscal Year budget as is required by State Statute.  A DRAFT copy of the budget can be found here for your review.  Please note, this DRAFT budget keeps the operations and maintenance fee for the District at $60.00 per month

Community Center Status

Due to the unfortunate circumstance of the water pipes bursting during the extremely cold weather in December, the Community Center is unavailable for rental until further notice.  As soon as the extent of the damage has been assessed and repairs have been made, the community will be notified of a reopening date.  Please contact Shannon Torgerson at Cherry Creek Management Professionals at 303-693-2118 or via the Contact Us form if you have questions.
 

2023 District Board Election Information

The 2023 board election will be held on Tuesday, May 2, 2023, between the hours of 7:00 a.m. and 7:00 p.m.  At that time, (3) three directors will be elected for a 4-year term expiring in May 2027, and (1) one director will be elected for a 2-year term expiring in May 2025.
 
If you would like to run for a board seat, you must meet eligibility requirements and submit a Self-Nomination and Acceptance form.  The self-nomination deadlines and eligibility requirements for the 2023 election can be found in the Call for Nominations document located here.  The 2023 Self-Nomination and Acceptance form can be found here.
 
Although the deadline for self-nomination is 5:00 p.m. on Friday, February 24, 2023, you are encouraged to submit your form early, as any errors (insufficiencies) must reach the Designated Election Official (DEO) PRIOR to 3:00 p.m. on February 24, 2023.
 
Affidavits of Intent To Be A Write-In-Candidate forms must be submitted by close of business on Monday, February 27, 2023.

License Plate Readers

In response to the increase in crime, and after several years of discussion at monthly board meetings, the Metro District 3 board approved the installation of license plate reading cameras at all entrances/exits to Murphy Creek. 
 
The currently installed cameras are not functional yet, and they will not be functional until cameras have been installed at all entrances/exits to the neighborhood.  Barring any difficulties, this is projected for mid-July. 
 
Use of these cameras in other neighborhoods has shown that the capture of time-stamped license plates can assist law enforcement in their investigation of crime and apprehension of criminals. 
 
The cameras were first recommended by Metropolitan District Public Safety, the security company for Murphy Creek, and they backed up their recommendation by agreeing to share the cost of the cameras with the District.
