Welcome to Murphy Creek Metropolitan District 3!  
 
We are a master planned community located on the Eastern Plains of Aurora, Colorado.  Our metro district currently has 1235 homes, many with beautiful views of the city-owned Murphy Creek golf course. 
 
In early February, Murphy Creek, LLC, the developers of Murphy Creek, sent a letter and email to District 3 residents entitled, "Responding to District Dialogues".  That letter and its inaccuracies and misdirections resulted in some confusion for homeowners.  District 3 has sent to homeowners a District Dialogue entitled, "Setting the Record Straight", and that publication addresses inaccuracies and misdirections from the developers' letter.  Please take a few minutes to read "Setting the Record Straight", which is posted below under District Dialogues.

Fee Payment

The District's monthly Operations and Maintenance fee (O&M) is currently $60.00 per month.

2023 Murphy Creek Fee Guide

Murphy Creek is governed by four organizations:  Metro District #3, Master HOA, The Parkways, and The Townhomes.

2023 Pool Season

The Community Pool is scheduled to open for the 2023 season on Saturday, May 27, 2023, and close on Monday, September 4, 2023.  Detailed information about the 2023 season is now available and can be found in the 2023 Pool Packet
 
The Pool Rules and Regulations, which MUST be signed and returned to the management company each year, can be found on pages 6 and 7 of the Pool Packet.  
 
With a new management company in place, please see page 1 of the packet regarding new contact information for pool questions.

Thank you for your patience with this transition.
 
The District is being integrated into Goodwin & Co.’s systems, and there have been some delays in processing payments received in the old system.  Although the setup has been delayed, please note that no late fees, interest, or processing fees will be assessed in March, April, and May. Please watch your email and mail for your new account number and ways to pay.  These should be received any day now!
 
Auto pay should be done through the HOMEOWNER'S bank to avoid the $1.50 processing fee. It can take up to 15 days after you register for your balance and options to populate. Once populated, you can pay online with ACH for a $1.50 processing fee or $1.50 processing fee plus 3% if using a credit card. The free options are to mail in a check to the address below, or you can contact your bank to send a check directly free of charge.
 
Please feel free to mail your payment directly to Cherry Creek/Goodwin & CO – 14901 East Hampden Avenue, #320, Aurora CO  80014 - to ensure it is processed in a timely manner.

You can use your old account number and association address, on the payment since the new one has not been assigned yet.
 
Cherry Creek/Goodwin will be mailing out information regarding the new owner portal in the coming weeks and will be happy to walk through questions at that time.

Community Center Status

Due to the unfortunate circumstance of the water pipes bursting during the extremely cold weather in December, the Community Center is unavailable for rental until further notice.  As soon as the extent of the damage has been assessed and repairs have been made, the community will be notified of a reopening date.  Please contact Shannon Torgerson or Jennifer Kinkead at Cherry Creek Management Professionals at 303-693-2118 or via the Contact Us form if you have questions.
 

2023 District Board Election Information

The 2023 District 3 board election scheduled for Tuesday, May 2, 2023, was not held, as there were fewer candidates than positions available.  This resulted in an uncontested election, and all candidates were elected by acclamation.

License Plate Readers

In response to the increase in crime, and after several years of discussion at monthly board meetings, the Metro District 3 board approved the installation of license plate reading cameras at all entrances/exits to Murphy Creek. 
 
The currently installed cameras are not functional yet, and they will not be functional until cameras have been installed at all entrances/exits to the neighborhood.  Barring any difficulties, this is projected for mid-July. 
 
Use of these cameras in other neighborhoods has shown that the capture of time-stamped license plates can assist law enforcement in their investigation of crime and apprehension of criminals. 
 
The cameras were first recommended by Metropolitan District Public Safety, the security company for Murphy Creek, and they backed up their recommendation by agreeing to share the cost of the cameras with the District.
